Three roof systems cover most commercial buildings in East Texas.
Each one fits a different kind of building and a different set of priorities.

TPO Roofing
A white, single-ply membrane installed on flat and low-slope roofs. The reflective surface reduces cooling costs, and the heat-welded seams create a continuous waterproof surface.

Modified Bitumen
A flat roof system with a granulated surface, installed in long rolls. An older, proven system still common on commercial buildings across East Texas.

Best for: Buildings with existing modified bitumen roofs, or commercial properties looking for a durable flat roof system at a moderate cost.

Metal Roofing
A long-term option for warehouses, shops, and large commercial structures. Installed correctly, a metal roof performs for decades.

When to Repair vs Replace
Most commercial roofs reach a point where the owner has to decide: patch what's there, or start over. The right answer depends on the condition of the existing system.
Repair makes sense when:

The roof has localized damage or leaks but the system is otherwise sound

A full replacement isn't yet necessary or in the budget

A few more years on the existing roof makes more financial sense

There are two paths for a commercial replacement, and city code allows both:

Full tear-off — the existing roof is removed down to the deck before the new system goes on. The right call when the existing roof is failing structurally or holding moisture.

Overlay — a new membrane is installed directly over the existing roof. The right call when the existing system is structurally sound but failing at the surface. Faster, lower cost, code-compliant.
